Residential Plan / Drawing Requirements

All pertaining items must be reflected on submitted drawing(s).

Use this checklist when preparing the drawings that accompany a Residential Building Plan Approval Application. Two sets of plans are required.

Footer / Foundation

  • Footer size (width and depth)
  • Foundation size and material
  • Pier footings size and location
  • Foundation anchoring: type and spacing
  • 6″ of foundation above grade
  • Waterproofing and type
  • Perimeter drain to sump or natural drain
  • Foundation insulation

Slab / Crawl Details

  • 6 mil vapor barrier under slab or in crawl space
  • Gravel under slab or in crawl space
  • Crawl space vent locations (if applicable)
  • Crawl space access: size and location (if applicable)

Floor Construction

  • Floor joist: type, size and spans
  • Supporting beams: type and size
  • Floor material and size
  • Fasteners for treated lumber to be of approved type

Wall Construction

  • Sill plate size
  • Sill termite protection
  • Wall stud size
  • Double top plate
  • Header sizes
  • Sidewall sheathing: type and size
  • Exterior wall covering: type
  • Exterior sidewall insulation
  • Attic insulation
  • Band board or crawl space insulation

Stair Details

  • Tread and riser details (max. riser 8¼″, min. tread 9″)
  • Handrail height (30″–38″ above tread nosing)
  • Guardrail openings (max. 4″ opening, 6″ between stair treads)

Roof / Ceiling Construction

  • Truss or rafter
  • Rafter size and span
  • Sealed truss drawings (if applicable)
  • Roof sheathing: type and size
  • Underlayment type
  • Roofing material
  • Ice-guard
  • Roof/attic ventilation
  • Soffit venting
  • Uplift protection

Interior Details

  • Room sizes
  • Safety glazing where required
  • Door locations
  • Window locations
  • Egress windows where required
  • Room uses

Plumbing Details

  • Building drain size
  • Water service size
  • Water supply: public or private
  • Sewer system: public or private
  • Sump pump location (if applicable)
  • Hot water tank location
  • Material type of DWV and water distribution system

Electric Details

  • Electric panel size and location
  • Electric meter location and service type
  • Electric service wire type and size
  • Grounding details
  • Panel schedule: breaker uses and sizes shown
  • Smoke detector locations and details
  • Arc fault breakers where required
  • GFCI in required locations
  • Lighting — switching / receptacle locations
  • Appliance locations (range, washer, dryer, oven, etc.)

Heating / Cooling Details

  • Furnace/AC type and size
  • Furnace fuel
  • Furnace/AC location
  • Supply duct sizing
  • Return duct sizing
  • Exhaust fans for bathrooms
  • “Res Check” energy code requirements met (US Department of Energy “Res Check”)
  • Supply register locations
  • Return air location

Post Frame Buildings

  • Girts size and spacing
  • Knee bracing
  • Wood post dimensions
  • Header connection
  • Roof purlins — size and spacing
